Collier County Property Owners will Receive TRIM Notices in August

Chief Deputy Property Appraiser Vickie Downs sent out a notice to the public informing property owners that the TRuth In Millage (TRIM) property tax notices will be mailed out to all property owners on or about August 19, 2024. 

TRIM notices are an important part of the property tax process, providing you with the following key information: 

  • Assessed Value:  The value of your property as determined by the Property Appraiser’s office. 
  • Exemptions:  Any applicable exemptions that reduce your property’s taxable value.
  • Millage Rates: The rates set by various taxing authorities that apply to your property. 
  • Estimated Taxes:  A calculation of your potential property tax based on the above factors. 

These notices are crucial for ensuring transparency and understanding of your property taxes. 

Chief Deputy Vickie Downs encourages the community to review your notice carefully upon receipt.  Should you have any questions or need further clarification, the Collier County Property Appraiser’s Office will provide assistance.

Please note that this notice is not a bill but an estimate of what your property taxes could be, based on the millage rates currently proposed by the governing bodies.

Once you receive your property’s assessed market value from a TRIM notice, you may submit a protest to the County’s Value Adjustment Board (VAB) if you disagree with the initial appraisal.

The Collier County’s VAB is administered by the Collier County Clerk and Comptroller’s Office, independent of the Property Appraiser’s Office. The Board is made up of five individuals: two from the county’s board of commissioners, one from the county’s school board, one homestead citizen member, and one business citizen member. The VAB is required to contract Special Magistrates, based on population size, to hear the various types of petition appeals including Exemption/Classifications, Tangible Personal Property, Residential Property Tax Appeals, and Commercial Property Tax Appeals.
